This Is Our Story

In 2011, the Willis Family purchased the ranch as a place to share with friends and family. The location between Johnson City and Fredericksburg was perfect for frequent family weekends and not too far from their home in Austin. Jim, Karen, and their two children have spent much time enjoying the property and the peacefulness that comes with the tranquility and beauty of the land. Jim has been an avid outdoorsman his whole life and immediately saw the land's potential. Shortly after the purchase, the ranch was high fenced. Three ponds were excavated, and a water well was drilled to provide on-demand piped-in water to the new ponds, as well as the existing water troughs. There are several other original “watering holes” that are rain-dependent. Whitetail genetics were improved with typical Texas 200-plus genetics while maintaining a healthy native herd. Select exotics were introduced and currently include axis, blackbuck, and fallow deer.

It took many years of continuous protein feeding, supplemental minerals, alfalfa, peas, cottonseed, selective harvest, and balancing the ratio before the deer reached their potential. The first 209-inch typical 12-point was bow shot by the owner in 2018. Since then, several 200-plus deer and numerous 170-200 inch deer have been harvested annually. There have also been multiple gold medal exotics harvested. The ranch is under a TPWD MLD permit and has consistently been granted 40-80 whitetail deer tags/year (1/2 buck, 1/2 doe). Whitetail season typically runs from around October 1st through March 1st. Exotics can be hunted year-round, although somewhat discouraged in the heat of summer and during the “fawning” season.

The terrain consists of rolling hills completely over-seeded with native Texas plants, flowers, and grasses. The cedar was cleared except around the perimeter. There is an abundance of oak trees, which cover the majority of the ranch. There are no deer pens; the animals have assimilated to the environment and grow big and healthy. On a typical hunt, 20-plus sightings are common. There are numerous bow and rifle stands scattered throughout the ranch, all of high quality.

In March of 2024, a new hunter's cabin was completed. The cabin is equipped with modern amenities with a rustic farmhouse feel. There are 2 bedrooms, 1.5 baths, a covered porch, fire pit, WIFI, individual room heating/AC, and a full kitchen. The goal is for visitors to have a nice, comfortable place to hang their hat. All food/meals and cabin cleaning will be provided unless otherwise discussed.
